Whilst it is becoming more and more difficult to rent property if you are claiming full housing benefit we are here to offer help and advice if you find yourself in that position.

Application Process

Follow our 8 step application process below.

Applicants must complete a pre-viewing questionnaire to assess whether or not they meet the referencing criteria for that particular property  – You can find our Pre Viewing Questionnaire here – Pre Viewing Questionnaire.

We will contact you to arrange a suitable time to view the property if you meet the referencing criteria and it is safe to do so, in relation to the current Covid-19 restrictions in place.

You view the property.

To assess suitability and perform Right to Rent check.

If you wish to apply, we put your application forward to the landlord and they will decide on whether or not they are happy to proceed to full referencing.  If chosen you will then be sent an online link to formally start the full application process, at this point you will be required to pay 1 weeks worth of rent as your holding deposit (breakdown of all charges are shown on each property page). Once you have paid your holding deposit the property is taken offline whilst we await the results of referencing. Our full referencing process is completed by a third party.

Once your referencing reports come back as a ‘PASS’ we forward on to the landlord of the property for authorisation to proceed to tenancy offer.

Once authorisation has been received from the Landlord we will set your tenancy start date and offer you the tenancy through our online system.  You will at this point be asked to pay the remaining move-in monies via bank transfer.

We meet you at the property to complete sign-up and hand you your keys. Your tenancy officially commences!

Referencing Criteria

Standard Referencing Criteria that applicants normally have to meet – Example: For a property that is available to rent for £600 per calendar month, suitable applicants must:
  • Annually earn 30 x the monthly rent ie. 30 x 600 =  joint gross income must exceed £18,000 per annum.
  • Have a clear credit history ie. No CCJ’s registered against them.
  • Provide proof of income/employment ie. recent wage slips, bank statements, accounts (if self-employed)
  • Provide proof of photo ID ie. passport and/or driver’s license
  • Provide proof of current address ie. recent utility bill
  • If you live outside the EU then you must provide proof of your VISA before the application can commence
If your annual income falls below 30 x the monthly rent then you will require a suitable guarantor in order to pass the full referencing process.  Please note that applications are strengthened in all cases if you are able to provide a suitable home-owner full-time working guarantor.
